You hit the nail right there. Some most tenants will keep giving you excuses. I had to eject one tenant after he failed to pay upon renewal of her contract.

Bills can be reviewed ,drafted into laws but if civil societies, consumers protection agencies and government agencies do not make conscious effort through the legal system to let them work for the people they claim to protect, 1001 rent laws may be passed but the desired impact cannot be achieved. What is required in addition to the laws is to ensure that rent cases are dealt with expeditiously without favour to Landlords or Renters. Making clear to both tenants and renters through flyers and tenancy agreement the consequences of their actions and inactions. Defaulters of the contract should be slammed strictly with penalties thereof. For example a tenants must immediately be ejected after his/her grace period. Likewise, a Landlord must be heavily fined upon any attempt to Cheat or mistreat a tenant. This situation would sanitise the system and breed mutual respect. The unintended long tem consequences of having strict adherence to the laws would be advantageous to society(Ghana)

SINCE PRICE OF CEMENT AND OTHER BUILDING MATERIALS CAN GO UP ANY TIME AND ANY HOW, THERE IS NO NEED FOR ANY RENT CONTROL AT ALL. IF THERE SHOULD BE RENT CONTROL, THEN THERE SHOULD BE BUILDING MATERIALS CONTROL AS WELL.

IF BUILDING MATERIALS ARE AFFORDABLE, CASES BEFORE RENT CONTROL WILL BE DRASTICALLY REDUCED. IS IS NOT EASY TO BUILD HOUSE AT ALL AND SO THAT IS WHY MOST LANDLORDS AND LANDLADIES DO NOT TOLERATE NONSENSE FROM TENANTS.

You give your house to someone and everything is gone at the end of the tenancy. Some even try to disown you of your own property through weird means. Its not safe.
