The Managing Director of the State Housing Company (SHC), is talking trash.
He is talking like an illiterate.
If somebody pays you for an item, you got to deliver it. If you cannot deliver it, then you have to pay them, taking into consideration the Time-Value of the moneys they paid.
This means, you got to refund then for the current value of what their money could have bought them at that time. (The value of a house, multiplied by the annual interest rate, over a 43 year period.)
If they need a house, just count yourself lucky and build it for them, otherwise, you are looking at paying, the value of a house now, plus 43 years of accumulated interest, at the current market rate.
(The calculations are a little bit complicated, but the accountants and finance people are good at those sort of things)
So my friend,(SHC MD)you decide for yourself. Do you want to settle it amicably or settle it in court, where they could hit you with 43 years of accumulated interest, plus the principal amount.

Yes what sokoto has suggested is fair and right but it will be suicidal if the SHC is made to bell the cat alone since succeeding Governments, from civilian to rampant military regimes have caused the current predicament which the company is facing and for that reason the sitting Government should intervene on behalve of the company. The former SHS was and still a quasi Gorvernment organization whose chief Executive officer or the MD is appointed by the Government and is being dictated to by the castel, now Flagstaff house, the constition stipulates that, and because of this the MD is always under durres of the of people in the corridors of power and had to yeild to their insatiable demands of houses for their cronies and party associates who had not paid prior deposites oversteping the companys policy of first come first served. The other concern might be management lapses which has by and large contributed to this gargantuan problem facing the company. My candid opinion is that a commitee should be set to look into how best the company can be revamped to serve a large poulation of Ghanaians who are still in dare need of shelter to put their heads. The commitee if set should comprise the Ministry of Housing, former MDs if they are still alive and the Government appointed three wise men and also some menbers from the opposition bench.

In the seventies when Afrifa's NLC government was in power. This shows the extent to which the february,1966 coup of Afrifa,Kotoka,Busia and the CIA damaged the nation and set it on course for the economic retrogression which the nation is paying a high price for now.No investor would have come to the rescue of SHC when the nation was being ruled by politically ignorant gun-totting soldiers being dictated to by the IMF and the World Bank.

Mr. Ankrah and co be warned because l will expose you if that will let you release my mother's land documents to her, just because you and your counteparts want to take this land just as you stole the other land and sold to anoher person you have refused to sign the documents for her but you won't take this one at all. It's been 3 years and you can not just sign the document for her yet she owes nothing to SHC so advise yourself and your people, Glover, Nat and Charity.

In case this MD has forgotten his economics, if he ever studied any, he would know that the amount paid by any person for a 2-Bedroom house in 1970 had an opportunity by way of capital plus compound interest accummulation over the last 43 years. Yea, the concerned complainants deserve to be paid what is rightly due to them, and somebody has to face a charge of causing financial loss to the State!
