If any violates the law he shold be punished-closed down the facility and prosecute the offenders. We must let laws work in this country. The level of greed in this country is becoming insane. Even religious leaders who are suppose to speak against some of these ills have joined the trail and arw even bolt to defend their actions. Is a shame.

I read almost all the comments but will answer specifically to you because you said that the chairman is a disgrace to the body of Christ. I presume that you are an ignorant Christian. For starters, the minimum cost of land (90x100 feet)to put a 50- room hostel at Ayeduase is 1.5M cedis.
1.If you go to a bank to take a loan to build a good hostel of an excellent GTA standard, it costs 10M cedis
2. The minimum interest rate is 25% and it means that the hostel owner has to pay the bank an annual interest of 2.5M and no payment at all of the principal.
3. If you don’t want your hostel to wear down in a decade, the best way is to allow 2 students in an en-suite.
4. If you charge each student a fee of 10,000 cedis per year , it means that each room will generate 20,000 cedis per year and because there are 50 rooms, the owner will get a gross revenue of 1M or 1000,000 cedis.
5. The owner is supposed to pay an interest of 2.5M to the bank and the gross revenue is 1M.
6. So how is the owner going to pay for that difference of 1.5M. Mind you the cost of the land of 1.5M has not even been factored into the equation.
Students who cannot afford student hostels should go and rent single rooms in town just like any Ghanaian citizen. It’s cheaper and they should get up early in the morning and catch a trotro to lectures. That’s what happens in other parts of the world. Some also take educational loans and live in hostels of their choice in Europe and USA then pay them after they start working. Since many Ghanaian students may not have access to that type of funding, the single room in a compound house may be the best for them.
While not comparable to the average family in Ghana, l just paid last week $16,000 to a university in the USA for my ward who is going to study there for a year. My ward could have gone to town to look for a single room but since she doesn’t know the State and first time there, l had to cough that money.
The universities are looking for money to expand lecture rooms and labs by charging some fees because government is not giving them enough money let alone build hostels for students. And people want the same government that hasn’t got the money to do what should be done to go and control the prices set by the private sector. Even in Communist China, that absurdity doesn’t happen ‼️‼️‼️

Something that govt can reduce but has failed to do so.
And for this temporary rent control officer, he should stop his rambling style of visiting hostels for the victims will be in much higher troubles if thw owners rmwithdraw their services. He should impress on govt to build more hostels. His threats cannot scare anyone.

That is, each public university in Ghana that needs building/hostel or dormitory expansion, will be funded by contributions from qualified staff.
The current SSNIT structure favours abuse by SSNIT management whereby they live large while the return on investments are poor even as SSNIT management continues to live life of luxury, travel and perks.

Ghana, politicians create loopholes everywhere and later pretend they are helping the citizenry. Did they over the years expand accommodations on our campuses? Did they see that our population was growing? Most of these hostels belong to these same politicians. The solution is not controlling rent charges, the solution is to build more dormitories on various campuses.
As usual in Ghana, these same students after leaving the universities and becoming politicians, they entirely forget what they went through as students.

It is clearly not a question of availability of land or financial constraints... judging from the fees they charge per student and the number of students who are admitted sometimes on a half yearly or yearly basis. When would we as Ghanaians get out priorities right and do the needful instead of resorting to knee-jerk responses to issues? The institutions should invest in accommodation facilities for the students and not leave that to private actors who are very often interested solely in the profits they would make from such ventures... and not necessarily the well-being of the students.

The Unis don't help as they hardly provide any minimum standards for hostels to meet. The Unis must provide minimum standards and provide and inspection regime with the help of local authorities and only endorse hostels that meet these standards. It's really a difficult issue and Unis should continue to engage support facility providers to build hostels on campus or other lands

If the state is so concerned about the plight of students, then this is what it must do.
Rent control primary goal should not be on the price. If price is their target then, there is a bigger picture to look at not only student hostel prices. In fact, their concentration should be on the laws regulating rents and enforcing those laws. For instance, writing tenancy agreement, depositing a copy of it at rent control board and ensuring that parties respects the terms of those agreements.

That's not what rent control sort to do. Rather to properly regulate rent prices across board.
How can land be sold in foreign currency and he is silent on that. The whole country is a crime scene. We are only practising fraud and corruption. TDC, a State agency sells land in Dollars .

In advanced countries, prices depend on demand and supply. The cost of building materials is nothing compared to labor. In addition, the high interest rate of 25% makes it very exorbitant.
