Somebody should tell the chairman of landlords Association of Ghana that, 1-2 years rent is so high. Reason why there is high rent default rate. Charge rent for 6 months, and most people will afford it.

In the mind of the Ghanaian, paying debts is the least of his priorities. That is why this 6 month limit can't work. Landlords can't spend all their time fighting with tenants to collect rent debts. Evicting a tenant is also not as easy as some may think. Tenants have some legal rights that are often abused to continue staying in a property for some time even when they have defaulted on their rent. That's why you sometimes hear of landlord- tenant conflicts that ends with someone losing their life.
