I lived and worked in Addis Ababa from 2014-2018 and the Addis Ababa I saw when I visited there 2 months ago was mind blowing. Just unbelievable!! Let us not throw good money after foolish ideas lest we remain a 3rd world nation or developing nation with shiny buildings built on foundations of sand.
The problem in Accra is the same problem in each village, town, city, municipality and metropolitan communities in Ghana; the underlying problems are lack of stake in community ownership and the principled, honesty and discipline required of code enforcement agents with oversight authority.
How will the people in all the communities in Accra-Tema metropolis react if wall and structures that encroaches shared areas are torn down without exception? A look at city planning maps will show roads that have been encroached and structures built without approved inspection certificates from city planners. Why then should the potential residents of a newly drawn community obey and abide by rules that 95 percent of structures in the Accra-Tema area disregarded without consequences?
One can take a look at Spintex or East Legon communities and see how residential zones are laced with commercial activities including noise polluting drinking stations. Take a helicopter ride over Accra-Tema and one can clearly large/huge community sections that shows no planning not because the communities were not planned but because land developers encroached on every inch of land leaving no room for roads or shared community areas to be used by garbage collection trucks or sewage disposal trucks.
You know you live in a area of selfish and ignorant property owners and landlords whenever or wherever one can walk out of a house and has to walk through what looks like the compound of another home to get to the nearest access road; that is proof of our disregard for true and meaningful development.

The solution is: Gentrification. For example, Accra to Tema must have a fast electrified railway line. All the old 3 storey blocks built by Nkurmah in Community 1, 2 etc in the 60s must be demolished. In its place, Tower blocks of 12 to 16 storeys high , all 3 to 4 bedrooms for workers. Areas such as Jamestown , Maamobi etc should get a facelift by demolishing old houses and giving the real owners the same number of rooms as their old houses and favourable rental terms. It works in Hong Kong, Singapore , Taiwan etc. We cannot continue misusing lands and then keep importing onions, tomatoes etc from Burkina Faso etc. In short, building a new capital is unnecessary . Regeneration or gentrifcation of various slums within Accra and Tema is the way forward. Common sense approach without needing a degree. Thanks!

Accra will still be the commercial centre but the new capital will open up the country in terms of infrastructure development, creation of jobs for the youth and ease the congestion of the South East part of the country.
Our leaders should be bold and ambitious to get the country developed. President Mahama is talking about planning a new city to be situated between Greater Accra, Eastern and Volta Regions but that does not solve the congestion problem of the South Eastern part of the country.
The lack of enforcement issue is a separate one and should be tackled nationwide.

We should be talking seriously about moving the capital to the middle of the country say Kintampo/Atebubu area.
