Real Estate will generally appreciate with time. A business will also grow in value if managed well. Choosing between between a business and real estate is based on personal preferences, whether one wants a passive investment or active management, location, expertise, etc. and not because one is better than the other. He's supposed to be an astute businessman but his assertion is baseless, what he needs is a Real Estate Management company to help manage his "277 houses". Their owners were asking for ridiculous amounts.

Just go around between 7pm and 9pm. Only a few of those apartments are lit in the evenings. One woman was asking for 1,500USD a day and when we asked her if it wasn't too high, she angrily told us she wasn't feeding the house.
