Rent Commissioner, Frederick Opoku, has stated that landlords have the legal right to enter tenants’ rooms for inspection, provided they give adequate notice beforehand.
Speaking on Adom FM’s Burning Issues programme on May 11, 2026, Opoku explained that the law permits landlords to inspect their properties at any time, as long as tenants are informed in advance.
“The landlord who wants to visit his or her tenant must give the tenant ample time,” a report by adomonline.com on May 12, 2026, quoted him.
His comments follow concerns raised by some tenants, who argue that unannounced visits by landlords amount to an invasion of privacy.
Others also claim that certain landlords impose additional charges based on the number of items kept in tenants’ rooms, sometimes leading to eviction threats.
Landlords, however, maintain that regular inspections are necessary to detect damage early and protect their properties from deterioration.
“If they can enter their tenants’ rooms, they will get to know if there is any destruction in the room,” some landlords argued.
Opoku noted that many tenants fail to maintain rental properties properly, adding that regular supervision could help preserve facilities and reduce property damage.
“The landlords must insist as it is their right, so they should not sit aloof for tenants to cause destruction to their properties,” he said.
He further explained that destruction of property constitutes valid grounds for eviction, provided the landlord is able to present clear evidence of the damage.
