I have been involved in renting property and all I'll say is, don't be blinded by your financial situation. The sooner you get rid of such tenants, the better.

There is no way this property could have been changed from what it was to its current state overnight.
Your agreement with your tenant is what protects your interest in a rental. These owners obviously saw the changes being made gradually and entertained it initially. That was a red flag they ignored. They disregarded their signed agreement and allowed him to start making major changes, probably because they were desperate for the rent. They should have either kicked him out as soon as they saw him breaching the agreement, or terminated the agreement and signed a new one with him that addresses the change in use, design and the rent. The more you allow your tenant to make changes that are not covered in your agreement, the more money he sinks into the property and the more messy and difficult it may become to get him out later on and that's what happened.
The moment you can't trust your tenant anymore, don't waste time....get him or her out ASAP, using the terms of your agreement, otherwise, you may regret it.
