I believe that an investor building real estate to rent is a long term investment. For the investor also to gain some income immediately after finishing the apartments to rent.
I will suggest that renters should put down three months rent deposit, before moving in. Then start paying monthly rent payment for the duration of the lease.
At the end of the lease period,the renter has the three months to negotiate another lease contract.
I think this makes it easier on all parties.

Banks and others will look at the demand side to invest. The more rental demand the better investment terms you have. Demand is there but what we have is a limited demand based on high astronomical rent advance. This makes it difficult to plan. One month is okay, but work with contract based on yearly rentals as you might like to take the advance. If you have a regular income the bank will borrow you money. The rent control must stick to its guns.

Investors don't build houses for renters.Which estate developer has build a hundred houses and put up a for rent sign.How can a young couple who just got married afford to pay two yeas rent up front out of a combined income of one to two thousand cedis (and that's for the graduate level)or less. They end up staying with parents or in some sub standard run down chamber and hall. Even if they enforce the six months advance it would be better than two years. If we start giving out proper lease agreements and had an enforcement agency with back bone it might work. We all know the six months rule of law is there, but so is stopping at stop signs also there. No housing agency enforcers, after all, we all have gone through it so let our children suffer as we did. I'm willing to bet any amount that the gentleman who is making this assertion have not rent a hose in the last twenty or more years. consider the younger generation, every decision you make today will affect your children and your children;s children. How do you expect a youthful 35 to 40 year old couple to buy a house and have to pay 40 percent down. anyway your house can accommodate your children and grand children. Three months rent up front is enough with a proper rental lease agreement signed up front.

I ghana , some people about themselves than others. I think this is how it should be, the high charges of deposit by landlords will come down.And most can afford to pay rent easily.

interest rates are too high...30 YEAR LOAN IN USA IS 4% WITH GOOD CREDIT..You can buy car with loan interest loan from the maker(ford or chevy) 4% again with GOOD credit,,If you don't pay your bills like Ghana expect 20%

I am a landlord and have been doing that for years because I never supported that 1,2 or more years bullsh.....
