As frustration mounts over rising rent and the high cost of living, some tenants are reportedly planning a demonstration against landlords to protest continuous rent hikes.
But one landlord has issued a stern warning to his tenant, stating that anyone who joins the protest will be evicted immediately.
In a video that has gone viral on social media, the man, believed to be a landlord in areas including Agege, Pambros, Adjen Kotoku, and Amasaman said; “This warning goes to my tenants in Agege, Pambros, Adjen Kotoku and Amasaman. I have heard that the youth want to team up and demonstrate against landlords. If my tenants dare join this demonstration, I will evict them that same day because Rent Control do not buy the iron rods, cement and blocks for us to build our houses.”
Here is why Ghanaians are not saving
He argued that landlords are unfairly blamed for rent increases, while the real culprits; sellers of building materials continue to raise prices unchecked.
“If they have any concern, they should vent on Rent Control and force them to talk to sellers of iron rods and blocks to reduce their prices,” he stated.
The man’s comments come amid growing public debate about housing affordability and the role of landlords in Ghana’s rental market.
Under Ghana’s Rent Control Act, 1986 (PNDCL 138), landlords are prohibited from demanding more than six months’ rent in advance for residential properties.
The law also outlines that rent increases must be approved by the Rent Control Department, and tenants are protected from arbitrary evictions without due process.
Despite these legal protections, enforcement remains a challenge, and many tenants continue to face pressure from landlords over rent payments and tenancy conditions.
Some charge two years or at least a year rent before handing over the keys to the tenant.
