SHC steps up housing drive with 195-unit housing development at Amrahia

The State Housing Corporation (SHC) has opened a 195-unit housing development at Amrahia in Accra as part of efforts to increase the supply of quality and affordable homes and help address Ghana’s housing deficit.

The development was showcased to prospective homeowners during the Surge Homes Open House held at Amrahia on Saturday, October 10, 2026.

Managing Director of SHC, John S Bawah, said the corporation was repositioning itself as a leading housing developer while supporting the government’s efforts to tackle Ghana’s housing challenge from both the supply and demand sides.

He said Ghana currently faces a housing deficit estimated at about 1.8 million units, with rapid urbanisation putting additional pressure on the country’s existing housing stock.

According to him, about 60 per cent of Ghana’s population now live in urban areas, creating significant demand for housing in cities and other urban centres.

“State Housing Corporation is actively expanding its project portfolio,” Bawah said, adding that the Corporation currently has a pipeline of about 300 housing units and expects the pipeline to increase to nearly 600 units in 2027.

He said the SHC is also implementing housing projects in different parts of the country, including Tamale, Cape Coast and Takoradi.

One of the major projects in the pipeline is a 1,000-unit development in Kumasi, which SHC launched earlier in 2026.

John Bawah said the SHC is also beginning to extend its housing projects into some of Ghana’s newly created regions.

Beyond increasing housing supply, Bawah said SHC is working with financial institutions to make it easier for Ghanaians to finance the purchase of homes.

He said the corporation had since 2025 engaged major banks and mortgage providers, including Republic Bank, Absa Bank, Ecobank, Fidelity Bank and GCB Bank.

According to him, declining interest rates resulting from improvements in the economy are creating new opportunities for prospective homeowners.

He said mortgage rates that previously stood at around 25 per cent for 15-year facilities had declined, with some lenders now offering rates of about 12 to 13 per cent over longer repayment periods.

He also cited mortgage financing of as low as 8.4 per cent made available through collaboration involving the National Housing Fund, the Ministry of Finance and Republic Bank.

“The market is changing. People are going to have more access to affordable financing, which allows them to comfortably secure a home for themselves and their families,” he said.

Bawah added that SHC is determined to provide housing for different income groups rather than concentrating only on the high-end market.

“Our role is to make sure that we are providing enough housing stock for every financial class, not just the high end, but the middle class, the lower middle income, and the low income,” he added.

Adding his voice, the Head of Commercial at SHC, Agyekum Sarpong, said the Amrahia open house was organised to give prospective homeowners an opportunity to experience the properties first-hand and engage with the SHC and its banking partners.

He said the development includes two-, three- and four-bedroom homes, with their partner banks participating as financing partners.

Sarpong said SHC was offering a five per cent discount on its two- and three-bedroom properties during the two-day open house, subject to buyers completing payments by December 15, 2026.

He said the two-bedroom homes are priced at GH¢950,000, while three-bedroom units are priced at GH¢1.295 million and four-bedroom units at GH¢2.17 million.

He said the properties offer spacious rooms and adequate land around the buildings, providing homeowners with space for their families and other uses.

Sarpong said another development that could make homeownership more accessible is the ability of prospective homeowners to leverage their pension funds as equity towards mortgage financing.

He said the conventional 20 per cent equity requirement has been a major obstacle for many Ghanaians seeking mortgages.

“With the introduction of being able to leverage on your pension fund, it gives you the leverage not necessarily to put cash down,” he said.

He explained that the arrangement could enable banks to provide financing of up to 80 per cent of the property value, subject to the bank’s assessment and applicable requirements.

Sarpong further said SHC properties offer buyers greater security regarding land ownership and documentation.

He said buyers are provided with documentation and can have confidence that the properties are not affected by land litigation.

“When you buy from State Housing, you are rest assured that there is no litigation on your land,” he said.

He said the assurance was particularly important given the substantial financial investment involved in purchasing a home.

The SHC management said the Amrahia development is part of a broader effort to expand the Corporation’s housing portfolio while making homeownership more accessible to Ghanaians.

John Bawah, SHC MD, said the Corporation would continue working with financial institutions and other stakeholders to increase both the supply of housing and access to affordable mortgage financing.
