Ghana's real estate sector hits 10-year high in financing conditions - Nini Owusu

The Managing Director (MD) of real estate company, Enterprise Properties Limited (EPL), Kwadwo Nini Owusu, has touted the prevailing economic conditions in the country, describing them as the best for his industry.

Speaking at the launch of the 15th anniversary of his company, Nini Owusu indicated that the low rate of inflation, reduced interest rates and the good performance of the country’s currency, the Ghana cedi, have created the most favourable conditions for the industry in years.

He added that studies have shown that players in the industry are estimated to make significant profits in 2026, with some projected to record returns of up to 15 percent.

“Ghana's real estate sector is entering what analysts describe as its most favourable financing environment in a decade. The combination of falling inflation, a recovering cedi, and consecutive Bank of Ghana rate cuts has created conditions that were structurally impossible before.

“Ghana's real estate market is marked to offer compelling returns in 2026, with 8-15% annual yields for commercial properties, 7-12% rental yields for residential assets, and 5–10% capital appreciation,” he said.

He added, “Research shows that in 2025, average property prices in prime locations grew between 8% and 12%, with luxury apartments and gated communities recording the highest appreciation. Analysts forecast further growth in 2026, with property prices in high-demand areas potentially increasing by an additional 10–15%, supported by economic stability and foreign investments.”

Touching on the 15th anniversary of EPL, a subsidiary of the Enterprise Group, the MD gave the history of the company, which he said started with the objective of managing only the properties of the group with just two staff members.

He said that the company has expanded to offer services beyond the Enterprise Group and even into other countries such as Nigeria.

He added that the company now offers various services, including property management, facility management, leasing, project management, as well as advisory and research services.
